The big players in the coworking industry monopolize the national market. With 6,000 offices owned and 54,000 users in their centers, it is estimated that they have a turnover of 259 million euros, which represents a market share of 54%. The rest of the sector is concentrated in small companies that would reach an annual turnover of 120 million euros. Figures that demonstrate the true potential and weight that coworking and flex office are acquiring in Spain in sectors as strategic as real estate.
This is reflected in the State of Coworking in Spain 2022-2023 report that was presented at the XII Coworking Spain Conference 2023 (CWSC) that was held in Valencia on May 9 and 10. It is the second oldest and most important sectoral meeting in the world, attended by more than 200 attendees, representing the most influential protagonists in the coworking , coliving and flework sector, and in which 32 national and international speakers take part.
The sample of the report has been taken Phone Lead from 1,092 coworking and flex office spaces that have been active in Spain during the last year and that cover a size of 836,000 m2. The report highlights the preferred geographic areas to carry out the activity, its size and distribution, as well as who are the firms with the most weight within the industry.
"The growth of the sector this year is due to the great offer put on the market by large providers of coworking and flex spaces, and the growing demand for this type of offices by larger companies and corporations," says Manuel Zea, CEO of CoworkingSpain.es and organizer of the CWSC.
Upward dimension
If we look at the locations, the province that registers the highest number of coworking spaces is Barcelona , with 315 establishments that are mainly located in the city of Barcelona (231); Madrid follows , which accumulates 225 spaces, of which 181 are located in the capital. These two provinces monopolize half of the spaces and mark a notable difference with the rest of the centers spread throughout Spain and which total 540. In this sense, the third position is occupied by Valencia, with 67 spaces; followed by Malaga, with 42; Alicante, with 34; and Seville, with 32 spaces.
In the last decade, the size of coworking spaces has not stopped growing in Spain. Only in the last three years of activity, and despite the pandemic, the spaces analyzed in the sample have increased their surface area by almost 36% (from 615,000 m2, in 2020, to 836,000 m2, in 2022).
In this sense, the spaces with the largest size are located in Madrid capital (303,000 m2), followed by the city of Barcelona (233,000 m2). Further away, the provincial capitals with the largest area are in Valencia (20,000 m2), Seville (15,600 m2) and Malaga (7,900 m2). In total, 48% of coworking spaces are less than 200 m2 and only 19% are more than 1,000 m2.
